Tenant screening can help keep you out of the news because there are ways to avoid situations that could lead to media coverage of you and your rental properties due to tenant complaints.

For instance, a Georgia landlord was attacked by her tenant after she tried to collect on overdue rent. When the landlord asked for her money, the tenant reportedly put her hands around the landlord’s throat and punched her in the neck. The tenant said that she was only defending herself because she felt that she was being threatened because the landlord wouldn’t leave without getting her money.

For a landlord, the easiest way to solve a problem is to prevent it. This means finding good tenants that will pay their rent on time. Setting up a well-planned interview process along with tenant screening will make sure you find a good tenant. Tenant screening will give a comprehensive look at the credit and payment history of potential tenants. It will also provide you the contact information for past landlords who can fill you in on any information that would make the person a good or bad tenant.

After you find the tenant who you think will pay their rent on time and respect your rules, you must make clear the procedure for payment. Setting up online payment may make the whole process easier. However they pay, you should establish what happens if payment is not received and include any penalties or fees associated with late payment. You should never confront a tenant like this landlord did. A landlord/tenant relationship should be a professional and civil one built on mutual respect. If you take the time to find a good tenant and make known rules and procedures, you should never find yourself in a position like this landlord in Georgia.
