Minnesota rental property owners, landlords and property managers need to use rental agreements and legal notices to follow the Minnesota landlord tenant laws. Should you decide to use a different lease, listed below are terms and conditions you should include to help you meet the minimum requirements.

NOTICE PERIOD TO TERMINATE TENANCY:

Interval time between the time when rent is due or three months, whichever is less.

No statutory limit

SECURITY DEPOSIT LIMITS:

No statutory limit

NOTICE PERIOD FOR TERMINATION FOR NONPAYMENT:

14 days

NOTICE PERIOD FOR TERMINATION FOR LEASE VIOLATION:

Immediately

NOTICE FOR UNCONDITIONAL QUIT:

14 days—tenant at will who fails to pay rent when it is due

LATE CHARGES:

No statutory limit
