Like most of our blog posts this particular issue, lead based paint certification, comes from a recent member call we took late last week.
A Plus+ member called concerned about a notice she received from the city regarding the discovery of lead on her property. Because she is 300 miles away from the rental property and was transitioning into a new property management team—the first notice from the city got lost in the shuffle. So when the second notice with the court date arrived she had 7 days to find a lawyer and prepare her case.
Luckily for her she had her property certified lead free and was willing to abate the property should the lead claim be true.
This is the perfect reason to tell landlords to be sure they get their property certified lead free.

While we don’t know how this member’s legal proceedings will go– we are confident the paperwork proving the house had been tested and was safe for occupancy will go a long way in this case.
Being a proactive landlord and treating your property like a business is what will set you apart from other landlords and help protect you from false claims, angry tenants and aggressive litigation.
