Landlord can use Unconditional Quit notice for violation of material lease provisions
NOTICE FOR UNCONDITIONAL QUIT:
3 days for nonpayment of rent or drug activity
LATE CHARGES:
No statute
*Any deposit in excess of $50 or one month’s rent, whichever is greater, must bear interest on the excess at the rate of 5% per annum if the tenant stays for 6 months or more. See landlord tenant law for more info. Ohio Rev. Code Ann. §5321.16
