Free Rental Agreement California

California rental property owners, landlords and property managers must use state specific leases and legal notices to follow the California landlord tenant laws.  A free, state-specific California lease is included in your ARPOLA membership along with the California legal notices and forms you will use most often. Should you decide to use a different lease, listed below are terms and conditions you should include.

State Specific Lease Clauses
Each state has state specific lease clauses that landlords, rental property owners and property managers must follow. The information below will help you prepare an accurate state specific lease. The information listed is intended to help you meet the minimum requirements.

NOTICE PERIOD TO TERMINATE TENANCY:

30 days to change rental terms

RENT INCREASE NOTICE:

60 days if the sum of this and all prior rent increases during the previous 12 months is more than 10% of the lowest rent charged during that time. *

SECURITY DEPOSIT LIMITS:

Two months’ rent (unfurnished), three months’ rent (furnished). **

NOTICE PERIOD FOR TERMINATION FOR NONPAYMENT:

3 days

NOTICE PERIOD FOR TERMINATION FOR LEASE VIOLATION:

3 days

NOTICE FOR UNCONDITIONAL QUIT:

3 days

LATE CHARGES:

Late fees must be set forth in writing and be reasonable
